URA proposes new residential sites in Sengkang, Woodlands and Bukit Panjang, up to 14,000 new dwellings

The parcels in Sengkang are in the Fernvale subzone, restrained by the Tampines Expressway to the North, Sengkang West Drive to the East, Fernvale Street to the South and Jalan Kayu to the West. Two roadways separate the three parcels. “The Fernvale area is an extension of Sengkang town and brings residents closer to Seletar Aerospace Park,” claims Lee Sze Teck, senior director of information analytics at Huttons Asia.

The 3 parcels in Sengkang have the potential to be become an overall of 4,500 to 5,000 brand-new dwellings in the years to come, Lee estimates. He strongly believes the residential units are going to be a mix of HDB, exec condo units (ECs) and private housing.

The western parcel is proposed to be zoned as a pure residential area (based on detailed planning). Huttons’ Lee thinks the westernmost location in Fernvale can house an MRT terminal for a brand-new line running from Woodlands to Greater Southern Waterfront and travelling through Sengkang. If so, the new station will offer the upcoming house in Fernvale. “However, it might take years for detailed preparation on the new track to be recognized,” he includes.

The easternmost parcel furthermore includes a narrow area zoned for residence, another site for a park, and a suggested place zoned for health and wellness and medical care.
